International Loans
Financing options are available for real estate projects located outside the United States in almost any part of the world (must be politically stable!).
Loans are available for the following types of projects:
- Land & Real Estate acquisition
- Development & Construction
- Long Term financing for income producing properties
Minimum loan amount required is US$ 3 Million and no limits on how high financing can go.
Various types of financing options are available including the following:
- Conventional commercial loans
- Bridge loans
- Hard Money loans
- Joint Venture options
- Mezzanine financing

I do not work with or have access to investor sources to cover gaps that financing can not cover which is typically 15% to 50% of the project costs.
Also, my lenders REQUIRE the payment of Due Dilligence fees (US$ 10,000 to US$ 35,000) in advance upon acceptance of their financing terms (LOI), if you are not willing to pay this fee please DO NOT waste my time as I do not have the ability to waive this requirement. Some lenders may also require a commitment fee to be paid in advance (typically 1% to 3% of loan amount) which is applied towards lenders points at closing.
I apologize if this sounds harsh, especially for those of you who have had fees taken by unethical lenders and brokers, but I try to work only with reputable and ethical lenders who are truly interested in lending money rather than collecting fees.
Currently loan minimums are as the following:
- US$ 3 Million for Hard Money
- US$ 5 Million for Private Money

| Product price or special offer My lenders offer competitive pricing to local banks inlcuding those here in the United States. Unlike other brokers, my fee is capped at 1% in addition to any lender fees. Lender fees in addition to the Broker fee ranges from 3% to 5%. Up front Due Dilligence/Application fees are required and range from US$ 10,000 to US$ 35,000 Also, I have a Hard Money lender that does not charge an Exit/Syndication Fee. |
