Joint Venture Financing
Once again Joint Venture Financing is available for various Commercial Real Estate projects.
Terms and conditions will vary on a per project basis so general terms and conditions are not available.
Please note that Joint Venture requests DO NOT eliminate the need for you the client to avoid investing any cash or equity into the project. All cash invested to date as well as the value of any real estate associated to the project (minus liens) will typically be factored into your required capital contribution. If you are seeking 90% to 100% LTV/LTC structures to avoid any personal investment Joint Venture Financing will not be suitable for your needs.
Also it should be noted that lenders who will act as an active investment partner in projects should they be brought in as a Joint Venture Partner. Also their ROI and level of control will increase significantly based on their level of investment relative to the LTV/LTC.
At this time, most of our JV options will cover up to 60% to 70% of Cost and will not subordinate to other lenders, meaning you must contribute the difference in cash and equity.
